Each cottage is equipped with basic housekeeping items such as furniture, kitchen appliances, pots, pans, dishes, glasses, and silverware. Also, each cottage has color television, microwave, coffeemaker, toaster oven and telephone. Each tenant is expected to use the cottage as if it were his own and to leave it undamaged and clean..

In the description of each cottage, the number of occupants
that the cottage will accommodate is stated. This is the maximum
number of occupants allowed to occupy the cottage. Tenants
not complying with maximum (unless discussed and agreed upon
by manager) will be asked to vacate without refund. If manage-
ment does agree on additional occupants; there will be an addit-
ional charge of $40.00 per person per week (or $10.00 per
person per night).

Half of total rental is required as deposit at time of reservation. Balance is due prior to, or, at check in. If paying at check in, you must pay by cash, money order or cashiers check. No personal checks or credit cards accepted at check in. There is a 11.75% combined state and local tax on all rentals. Deposits must be received within 7 days of making reservations or it will be automatically cancelled.

$100 security deposit is required and will be added to your rental at check in to allow us to recover some of the expenses incurred from obvious or malicious neglect or from additional cleaning required after vacating; also, from phone calls left without being paid. Rental will be inspected after checkout and deposit will be refunded (minus any deductions) within 30 days from departure.

All rentals rent from Saturday to Saturday during the summer (in season). During the off/pre/post season - weekly and nightly rentals are available ( we do have a three night minimum).

CHECK IN TIME - 2:00 pm

CHECK OUT TIME – (prior to) 10:00 am

If your arrival time will be after 2:00 pm, you should contact us
to arrange for key pickup.When checking out, please make sure all garbage is taken to the dumpster; windows are closed; AC/Heat turned off; dishes washed; rental cleaned and presentable for the next guest. If any repairs are needed, please notify the manager. Failure to comply with these requests may result in forfeiture of your security deposit.

LINEN SERVICE – linens are not provided with your rental. If you are interested in renting linens, you must let us know prior to your arrival so we can get this information to you. We arrange for
linens at a rate of $95.00 for a 4 bedroom; $60.00 for a 2 bedroom rental weekly. You should provide your own toilet tissue, paper towels, trash bags and cleaning supplies.

POLICIES – Please do not clean fish in the cottage – areas are provided for this specific purpose and we ask that you please use them. Parking Capacity of your rental cannot exceed the number of bedrooms in the property. A 2 bedroom cottage will accommodate 2 vehicles, a 4 bedroom will accommodate 4 vehicles. Parking spaces must be enforced

Televisions/telephones/air conditioners/major appliances – we cannot guarantee repair or replacement should there be a malfunction during your stay. No refund or reduction will be issued for any mechanical failure. We will make every effort to take care of the problem as soon as possible.

Cancellations – In case of cancellation, no refund of rents will be made until the cancelled period is re-rented and confirmed. If the cancelled period cannot be re-rented, no money will be refunded. If the cancelled period is re-rented, the monies already paid will be refunded minus 10% of total rental. There are no refunds for inclement weather including hurricanes (unless a mandatory evacuation is called for by local authorities).
